Die Hofanlage, genannt Unterbäck, befindet sich im Ortszentrum von Prissian, einer kleinen Fraktion der Gemeinde Tisens, die im Burggrafenamt von Südtirol liegt. Sie wurde lange Zeit als Hofstelle, Wohnhaus, Mühle sowie als Sägemühle genutzt, steht aber mittlerweile seit mehreren Jahren leer. Durch den Leerstand ist das Gebäude stark vernachlässigt, was bereits starke Schäden an der Bausubstanz zur Folge hatte. Seit dem 05. Oktober 1981 steht das Wohngebäude unter Denkmalschutz. Nach Erforschung des historischen Hintergrundes des Gebäudes und seiner Umgebung sowie nach erfolgter Bauund Bestandsaufnahme wird ein Revitalisierungskonzept und ein Vorschlag zur Nachnutzung des Gebäudes ausgearbeitet. Ziel der Arbeit ist, vorhandene Bauschäden zu dokumentieren und ein Revitalisierungsund Nachnutzungskonzept vorzuschlagen. Den Abschluss bildet ein ausgearbeiteter Entwurf mit einem Nutzungskonzept, der die Richtlinien der Denkmalpflege berücksichtigt und einen sorgfältigen Umgang mit dem Bestand gewährleisten soll.

The farmyard Unterbäck is located in the town centre of Prissian, a small fraction of the municipality of Tisens, situated in the surroundings of Meran in South Tyrol. For a long time, it was used as a farm-stead, a residence, a mill and as a sawmill. However, it has now been vacant for several years. Because of this vacancy, the building is strongly neglected, which has already resulted in heavy structural damages. The building has been listed as protected monument since 05 October 1981. Following the research of the historical background of the building and its surroundings, as well as the ensued structural survey, this paper constructs a concept for the revitalisation and re-use of the building. The aim of this thesis is to document existing structural damages and propose a concept for the revitalisation and re-use. The result will be an elaborate plan with a utilisation concept that takes the policies of monument preservation into account and should ensure a meticulous handling of the building stock.
