Zusammenfassung

Der Erhalt und die nachhaltige Sanierung von Objekten stellen einen großen und wertvollen Teil des nachhaltigen Bauens dar.

Allerdings wird nicht jedes Gebäude rechtzeitig vor dem Verfall gerettet und so entsteht eine Vielzahl an Baulücken und verwertbaren Restflächen, welche es nachhaltig zu füllen gilt.

Aufgrund ihres beträchtlichen Alters sind unter anderem auch viele Gründerzeithäuser (1840-1918) von diesem Verfall betroffen.

Diese Flächen weisen ein hohes Entwicklungspotenzial auf, da es sich meist um innerstädtische Grundstücke handelt, die bereits mit der notwendigen Infrastruktur versorgt und ins städtische Gefüge integriert sind.

Besonders angesichts der Tatsache von wachsenden Städten und der Notwendigkeit, sowohl Wohnraum als auch Büroflächen zu schaffen ist das Auffüllen von Baulücken essentiell.

Dies sollte, um auch ökologisch nachhaltig zu sein, bestenfalls aus nachwachsenden Rohstoffen hergestellt werden.

Besonders in einem Land wie Österreich, welches einen hohen

Bewaldungsgrad aufweist präsentiert sich Holz als beste Option für diese Aufgabe.

Diese Arbeit beschäftigt sich mit der Entwicklung von Typologien, die in Holzbauweise realisierbar sind und eine flexible Gebäudenutzung sowohl für Wohnungen als auch für Büroflächen möglich machen und dadurch selbst nach einer langen Primärnutzung eine Umnutzung ermöglichen.

Die Ziele dieser Arbeit sind es, herauszufinden welche

Einschränkungen im Auffüllen einer Gründerzeitbaulücke im Holzbau existieren und welche Anforderungen zu erfüllen sind.

Des Weiteren wird versucht, eine Antwort auf folgende Fragen zu finden:

• Kann ein solches Gebäude die zeitgemäßen Bedürfnisse bezüglich Flexibilität im Grundriss erfüllen?

• Kann das Konzept des neuen Stadthauses® von nonconform Architekten im weitesten Sinne für den Holzbau adaptiert werden?

Abschließend wurde eine ausgewählte Typologie in Entwurfsqualität ausgearbeitet. An diesem Entwurf werden die zuvor gestellten Fragen beantwortet.

Abstract

The maintenance as well as the sustainable refurbishment of buildings are an important part of building and living sustainable.

However not every building is rescued in time before the decay is to advanced. This causes a multitude of vacant lots and usable spaces which need to be filled in a sustainable way.

Due to their considerable age, a lot of Gründerzeit houses (built in the years of 1840 to 1918) are affected among others.

These spaces present a high potential for development, due to the fact that most of those buildings are located in intra-urban areas and therefore are already supplied with all the necessary infrastructure and integrated into the urban fabric.

Considering the factual growth of the cities and the necessity of creating living and workspaces, the filling of those vacant lots are essential.

To do this in an ecologically sustainable way, the best case scenario would be to build those buildings using renewable resources.

Especially in a country such as Austria, which features a high rate of afforestation, wood presents as the best option for this task.

This paper deals with the development of typologies which can be implemented using a wooden construction and enable a flexible usage for both a residential and an office use and Therefore, they can be reutilized/ adapted even after a long phase of primary use.

The objectives of this work are to investigate which restrictions exist in the pursuit of filling a vacant lot caused by the demolition of the Gründerzeit house using wood as the main construction material and which requirements need to be met.

Furthermore, answers to the following questions are sought after:

• Can such a building fulfill the contemporary needs regarding flexibility of the floorplan / layout?

• Can the concept of the neues Stadthaus® (new Cityhouse) by nonconform architects be adapted in the broadest sense using a wooden construction?

In conclusion, a typology was formulated in design-quality. Through this design the previously asked questions are answered.
